TIPS FOR MAKING A GREAT FIRST IMPRESSION
The key to getting your home sold in the shortest amount of time for the highest possible dollar is realizing that you are in direct competition with other homes on the market and that it is very important that your home makes the best first impression possible. The excitement of a new listing doesn’t last very long. By combining the best “model home” staging and STRONG FRONT-END MARKETING, we stand the best chance of selling quickly for top dollar.
As you read this list of suggestions for making the best first impression, it is important that you understand that the way you live in your home and the way you sell it are two different things. All the things that make it cozy and special to you may limit its appeal to some buyers. Our goal is to broaden the pool of prospective buyers as much as possible.

Upgrade the wattage in all light fixtures to the highest and safest level. |

Dust all light fixtures, blinds, windowsills and ceiling fans. |

3. |
Clean the interior and exterior of all windows and glass doors. |
|
4. |
Keep all blinds up to allow maximum light inside. |
|
5. |
Clean and wipe all stained woodwork with a wood feeding polish like “Old English”. |

Clean all tubs, toilets and sinks. |
|
7. |
Polish hardware to a shine. Tighten all door knobs and locks. |
|
8. |
Keep all flat surfaces cleared off. Use baskets to hold make-up and toiletries. (store under counter after use) |

Thin out closets dramatically and organize a few items neatly on the shelves – leave open spaces so that the back wall of the closet will show when the door is opened. |

If necessary, have carpets professionally spot treated and cleaned. Keep vacuumed at all times. |

Replace all A/C filters throughout the home. |

If necessary, repaint interior walls and ceilings. Remove all pictures and paintings. |

Depersonalize the home by removing all personal pictures. |

Minimize the amount of furniture in each room and allow for unobstructed vision to all corner areas. |

Clean all appliances, keep dishes in dishwasher and cabinets. Keep trashcans empty and under cabinets. |

Severely thin all bookcases and use for attractive, hardbound, neatly stored books. |

Keep fresh, solid color towels on bathroom racks. |

Clear and clean all windowsills and mantles. |

19. |
Place a peach fragrance Glade air freshener in various rooms. |

Keep the lawn mowed and well edged. Weed flower beds and plant fresh red flowers. |

Remove all cans, boxes and storage containers from the grounds (keep one good trash can in the garage.) Un-clutter garage. |

Keep patios and decks swept clean and remove any worn outdoor furniture. |
