 Don't tell anyone, but Briarcliff Texas is one of the best kept secrets and best places to live in central Texas. I should know, I live there. With affordable housing, great lake and hill country views and a peaceful laidback lifestyle, Briarcliff has it all. Located just minutes from Austin Texas, Briarcliff is a short commute, and is just 20 minutes from the new Hill Country Galleria Mall. The area is rich with wildlife, fun in the Sun, and don't forget Paleface Park.

 Briarcliff, Texas is located in Travis County, 30 miles west of Austin on the south shore of Lake Travis. The Briarcliff Subdivision was developed in the late 1960s. From the 1960s to 1984, the only governing body of the subdivision was the Briarcliff Property Owners Association, Inc. (BPOA). In 1984 residents approved incorporation of the Village of Briarcliff, to include the Briarcliff subdivision and two subdivisions on the north side of Cat Hollow, Cat Hollow Club and Perry's White Cliff. The BPOA Board and the Village Council work together to maintain a country atmosphere for the over 1200 residents of Briarcliff.

Amenities that are available to the residents of the Briarcliff Subdivision are the BPOA's Community Center, tennis courts, and a central park with play ground, basketball courts, pavilion, and picnic areas. Also available to the residents of all three subdivisions that make up the Village of Briarcliff are the privately owned Pedernales Country Club Golf Course (Willie Nelson's course), the Briarcliff Marina, the Lakehouse Cafe, and for casual dining, Lee's Almost By The Lake is located just outside the front entrance. Electricity is provided by Pedernales Electric Cooperative; cable television service from Time Warner Cable; fire and medical services by the Pedernales Emergency Services. Postal service is provided by the Spicewood Post Office in Burnet County (zip code 78669). The Lake Travis Independent School District operates bus service in Briarcliff.

The Briarcliff Property Owners Association (BPOA) owns and maintains the roads, parks and lakes located in the Briarcliff Subdivision. On the right side of this page is navigation to the BPOA Board of Directors and Committees, the Community Center, builders' packages, etc.

BRIARCLIFF PROPERTY OWNERS ASSOCIATION

Started 1968

Governing System:

·         Nine member board of directors elected by property owners

·         Committees made up of all volunteers

·         Employees include two administrative persons and two maintenance persons

BPOA:

·         Concentrates their efforts within the BPOA area and property owners (residents, non-resident home owners and vacant lot owners) within the subdivision

·         Owns and maintains the roads (approx. 22 miles), parks and recreation areas including 5 interior lakes

·         Enforces deed restrictions

·         Enforces architectural rules regarding construction

VILLAGE OF BRIARCLIFF

Incorporated 1984

Government:

·         Type A General Law Municipality

·         Aldermanic plan of government with no wards

·         City council consists of 5 council members elected at large and a mayor (All Volunteers)Employees include a city administrator, chief of police, water & waste water system operator, city clerk and assistant

·         Village of Briarcliff has its’ own court using a touring judge. The Village attorney is the prosecutor

City Limits include BPOA subdivision area plus an area north of Cat Hollow.

Responsibilities:

·         As a Texas municipality, health, welfare & well being for all Village of Briarcliff residents including owners and tenants

·         Water system for entire Village plus some residents outside city limits

·         Household trash removal

·         Waste water system for selected residents north of Cat Hollow (Currently being significantly expanded)

·         Law enforcement accomplished by a police force in conjunction with Travis County Sheriff’s Department

·         Zoning and ordinance enforcement – including new home construction inspection system
